  • How do I book my accommodation?

    You can book your accommodation through our website which will always offer the best rates. You can also call us on +91 94424 13384 to book or for any queries you may have.

    Your booking will be confirmed upon 100% advance payment. In case of cancellations, payment will be refunded as per the Cancellation policy.

  • How many guests can stay in a room?

    Each room can comfortably accommodate 2 guests. The Double rooms can accommodate a child on the same bed as the parents. We are particular about guest experience and hence offer extra beds only in some rooms. We do not accommodate more than 3 adults in a room.

  • What is the cancellation policy?

    We understand that well planned holidays unfortunately have to be cancelled sometimes. In case of cancellations, the refund due to you as per policy will be credited to your bank account within 7 working days minus the payment gateway charges.

    100% refund: 15 days or more prior to Check In date
    75% refund: Between 4 - 14 days prior to Check In date
    50% refund: Between 2 - 4 days prior to Check In date
    0% refund: 2 days prior to Check In date

  • What is your child policy?

    The stay is complimentary for 2 children (under 12 years) in the same room without any extra bed. For children between 6 and 12 years, there will be an additional charge of Rs. 150 per child for breakfast. Guests above 12 years will be considered as adults and charged at Rs. 300 per person for breakfast.

  • Do I have to carry an id card?

    As per Government regulations all guests are required to carry one valid photo identity for the mandatory check at the time of Check-in. The following are considered as valid photo ID: For Indians: Driving license, Aadhar Card, Voter ID, Passport. For Foreigners and NRIs: Passport (Mandatory) with valid visa or OCI card for NRIs. For foreign residents employed in India, it is mandatory to carry the work permit.)

  • Is the payment link safe?

    The payment gateway used by us is PayU, and is one of the safest and offers you various payment methods. You can use whichever method you are comfortable with. If you prefer to make a direct bank transfer, please send us a mail at contact@thexanadu.co for the bank details.

  • Is food available at your properties?

    Food is an important part of a holiday. Apart from complimentary breakfast for 2 adults and 2 children below 6 years, we offer lunch and dinner on pre-ordering. Since we cook fresh for each meal request, we need at least 4 hours advance notice. We also offer snacks for the in between hungry times. You can pay for your food on check out.

  • Can you organize transport for airport pick up or sightseeing?

    We can organize transport for airport transfers and sightseeing.

  • Is housekeeping done daily?

    Yes, our trained housekeepers clean daily. We are very particular about hygiene and cleanliness and maintain high standards.

  • Do you have staff 24x7 on the property?

    Each property has at least one staff who lives on the premises and is available 24x7..

  • Do your properties have power back up?

    Yes, all the properties have power back by way of either genset or inverters

  • Will there be other guests at the villa?

    If you have booked the entire villa, then it is for your exclusive use. If you have booked only a room or two in a larger villa, there may be other guests you will share the Common areas like the Living room with. However, even if the villa is full, you have to share it with only a few others.

  • Can special requests be accommodated?

    We will try our best to accommodate special requests. Some requests will come at an additional charge. Please contact our team on 94424 13384 for specific details.

  • What is the check in and check out time?

    The Check-in time is 2 pm and the check-out time is 10 a.m. We try and accommodate early Check-ins and late Check-outs subject to availability. You can however drop off your bags. Check-ins before 8 a.m. and Check-outs after 5 p.m. will entail a minimum of half day charges.

  • Do we need to bring linen or toiletries?

    All our properties are appointed with fresh towels, luxury bed linen and premium toiletries.
